Speaker 1 Sunday Morning with us as Suzanne Miller knows the real estate industry in New York pretty well, and let’s get a pulse of what she thinks is going on in New York, especially with the new elections. Suzanne Miller, name of your company is Empire State.

Speaker 2 Yeah, Empire State Properties and the Miller Report on WABC. Thank you, John.

Speaker 1 Tell us you give us your pulse. Do you think there’s some hope in turning We’re going to turn around our country? Are we going to be able to turn around our city?

Speaker 2 You know, John, I’ve never been more optimistic. I’ve been really the one saying that it’s down and the sales have been down over the last several years. But I am excited. I think that people have spoken the red wave.

People want to come back, They want the city to do well, and particularly on the office spase, which I just spoke about on WABC yesterday. On the office base, John, there’s nothing available, No new developments are till twenty and thirty one. So the companies want to be here.

Speaker 1 But they want to tear down the offices they have and.

Speaker 2 They want to make them residential. So you’re going to see a shortage of commercial space, which is already happening. You can’t get for a new development. There’s nothing available right now, and they’re getting tremendous prices.

Speaker 1 Well you know why nobody will finance it.

Speaker 2 Besides that that’s true, But the people are coming. The companies want to be back New York. It’s New York is New York. And I think that the red wave is now. It’s people feel the pulse. They’re excited about Donald Trump because Donald Trump really represents New York. If you go into a Donald Trump building, it always shines,

and he represents New York. It’s always clean, it’s always clean. All his buildings look good. You always know a Trump building before you enter it. And they still hold up.

Speaker 1 So I think what we call a wow building, it’s.

Speaker 2 Called a Wow building.

Speaker 1 Wow. I want to be there.

Speaker 2 They took off some of the names, but you can still see it’s a Donald Trump building.

Speaker 1 Yes. So. And residential, give me, well, there’s there’s condo.

Speaker 2 There’s rental buildings, there’s rent stabilized buildings, there’s co ops to there’s condos. So there’s sales right now. Remember when Donald Trump was in the White House, John interest rates were two and a half to three percent, so now it’s seven and a half percent.

Speaker 1 The condo market was great at that point, yes, oh, the co op market was great both. Now it’s going to be hurting a little bit.

Speaker 2 Yes, sales transaction closed deals have been down fifty to sixty percent over the last few years. Now, I think that people, the people have spoken. People want to come back. They don’t want to be in Florida. They want to be in New York. They just want to feel safe.

And I think that we’ve done very well. Of course, you know, they didn’t win New York, but they did okay. And I think that Donald Trump will commit to New York. I think that his son is going to be here at NYU Milan. You’ll be spending time here, He’ll be spending time here. And I’m optimistic about the market in

New York. I’ve never I haven’t been this optimistic in five.

Speaker 1 Years, understood. And well, I’ve been walking around and the tourism is up. Everything is up. And people have to feel safe.

Speaker 2 Well, that is the most important thing.

Speaker 1 I mean, I would never feel safe right now still in the subways. No, And I wouldn’t let I don’t. I don’t tell my kids take subways.

Speaker 2 I tell everybody, John, and I’m going to say this on your show right now. The most important thing is people have to vote, matter who it is, come next year. The presidential election is over. Now now we need to whoever you want to vote for. You got to vote for the next mayor because we need to turn the

city around.

Speaker 1 And you have to vote for the number one item is I mean the sanctuary city crap. I tell you, I talked to Judge Weinberg all the times, says there’s no such thing as sanctuary cities. They made it up and people believe it.

Speaker 2 Well, we got to have the mayor stand out and we got we have to fix the safety. Most important thing is people to.

Speaker 1 Put his foot down and say, you know, forget about it. Forget about it. A few weeks ago, send a couple of bus loads back.

Speaker 2 To back to Abbott. But then he couldn’t do it. They said they couldn’t accept it. And he is still saying it’s a sanctuary city. So I don’t know what position it is. It depends on.

Speaker 1 What our friend Charlie Guisperino said, Go woke, Go bro Well, New York. There’s a story in the one of the papers this week that says that by twenty fifty, New York is gonna lose two million people.

Speaker 2 I saw that.

Speaker 1 I hope not. But if it keeps having laws like that.

Speaker 2 Well, John, you got to look at what salt. People are leaving because of the tax situation. So if we could improve that, Donald Trump can help with the tax situation and turn it around. People are leave me because of money and because of safety, So that is those are the two issues. And we have to hope that

with a friend in the White House now, he’s going to turn that around. I’m reading it.

Speaker 1 He doesn’t want of congestion pricing. President Trump. No, And why are the Democrats trying to push it through before he becomes president on January twentieth. Why do they want to do it? I mean, this phony coalition for whatever is pushing Keel Well, it’s a phony coalition. Nobody else wants it.

Speaker 2 She raises a lot of money, John, So it’s all in the money. It’s all the money.

Speaker 1 Suzanne Miller, thank you for coming on this Sunday morning. God bless you, and keep fighting for America, keep fighting for New York. And I know you fight for Israel very hard.

Speaker 2 I do and never bet against New York.

Speaker 1 Thanks John, God bless
